What PeakRate showed us on our own lodge

Because PeakRate shows every lodge behind its typical price, we could see why our nights looked cheap. Against the whole set, they looked less than half price; against the eight two-bed lodges like ours, we were much closer to the market. A tool that picks your comparables in the background can’t show you that.

Our prices on the open nights in the 30 days from 8 Oct 2026, against fresh competitor prices; booked nights are left out. Too few two-bed prices were fresh on enough nights to give that gap as one number.

Every price explained

Know why before you approve.

Open any night and PeakRate shows its working: the typical competitor price and how many prices it rests on, gaps between bookings and your own limits, and on the competitor calendar every lodge’s price behind it. Where no competitor prices are fresh enough, it says so and prices from your own starting point.

That openness is how we caught a problem on our own lodge: on this night the typical price leaned on bigger lodges, which is why the calendars here compare us only with lodges like ours.

Hospitable already has dynamic pricing. Why pay for PeakRate?

Hospitable’s pricing is included in its paid plans and chooses your comparable listings for you, in the background. You can’t see or change that list.

PeakRate is for hosts who want to choose the lodges they’re measured against, see each one’s price night by night, and approve every change with the reason in front of them. It sends prices through Hospitable, so the rest of your set-up stays as it is. Switch Hospitable’s own dynamic pricing off for any property PeakRate prices, so two tools aren’t setting the same calendar.

How the pricing tools compare

How is PeakRate different from other dynamic pricing tools?

The big dynamic pricing tools are deep, global products, usually billed in US dollars. PeakRate is narrower on purpose: built for UK holiday lets, priced in pounds, with bank holidays for England and Wales and English school holidays (approximate dates) built in, and a competitor set you choose and can see. It works with Hospitable only, for now.

Do I need Hospitable? What if I use another system?

Yes, for now. PeakRate reads your calendar from Hospitable and sends the prices you approve back through it. If you use another system, email us and we’ll tell you when it’s supported. The free listing audit works for any Airbnb listing in the meantime.

Will PeakRate change my prices without asking?

No. Every change waits for your approval, and sending is switched off until you turn it on. You can set a lowest and a highest price that PeakRate will never go past.

If you switch it on, Guarded mode can send routine changes on its own, within the lowest price, highest price and largest change you set. Fully automatic pricing is still in testing and isn’t available to customers.

Where do competitor prices come from, and how fresh are they?

From the public Airbnb listings you choose. Each day PeakRate reads every chosen competitor’s calendar to see which nights are taken, and aims to keep at least five competitors’ prices fresh for each of the next 14 nights, rotating through your list so every competitor is asked in turn. If a month’s checking allowance runs short, the nearest nights go first. Further out it checks sample nights, every three days up to two months ahead and every two weeks up to six months, and fills the nights between from the nearest checked night of the same kind.

A price too old for the night it describes is left out of the typical price, never counted as if it were new.

Does it work for Booking.com and Vrbo?

Yes, through Hospitable. PeakRate sends the prices you approve to Hospitable and reads them back to check they landed. Hospitable then passes them to the channels you’ve connected there, such as Airbnb, Booking.com and Vrbo. Competitor prices come from Airbnb listings.

What happens when the 14-day trial ends?

Nothing is charged, because no card is taken. Your account, your Hospitable connection, your competitors and your history all stay. Sending prices, audits and fresh competitor prices pause until you choose a plan. If you’d rather close your account, email us and we’ll close it.

Is my data safe?

Your data is stored in the UK and EU and never sold. Our privacy policy names every outside service that receives any of it, and what each one gets. Passwords are stored as hashes, and you can turn on two-factor sign-in.
